The Domain Forecast Report for the Financial Year 2025 predicts a general rise in Australian property prices, albeit at a more moderate pace compared to previous years. The Sunshine Coast is forecasted to see a 2% to 5% rise in house prices and a 3% to 4% increase in unit prices​​. This growth is driven by factors such as limited housing supply, high construction costs, and strong population growth fueled by migration. However, affordability remains a challenge due to high interest rates and living costs outpacing wage growth. The Sunshine Coast market, in particular, continues to attract buyers seeking a balance between affordability and lifestyle​.

"Aspen has deployed some novel approaches that government can only dream of using, such as buying sites from receivers, or acquiring difficult assets that require repositioning or capital spend to bring them up to scratch." I have been doing that for over 50 years, so what is novel? In the late 1980s, a consortia I led successfully bid for 3.5km of suburban beachfront land in Adelaide. We won against 40 registrants and set aside 50% of this vast project for affordable housing. We paid just 10 cents on the dollar for this abandoned site, later transforming it into a thriving project worth over $3.5bn today. Another instance was winning two city blocks that became Melbourne Central against over 90 registrants, paying 20 cents in the dollar. This project is now a major CBD retail success story. Additionally, acquiring two city blocks in Darling Harbour at 30 cents in the dollar showcased our ability to identify distressed sale opportunities. Beyond these successes, a key focus has been on social responsibility as a proven Placemaker. In past projects, we allocated 30% to 50% for affordable housing, fostering inclusive communities with above-average capital growth and long-term value. Addressing the affordable housing crisis requires innovative solutions, such as advanced modular construction platforms using Cross-Laminated Timber (CLT) from Renewable plantation forest trees, a fast-to-market solution. 💡 Market Insights: CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities. The prolonged high-interest rate environment has seen buyer demand continue to skew towards more affordable housing alternatives, with most capitals now recording stronger growth in the more affordable unit sector "House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says. As we begin 2025, the supply of residential dwellings continues to be below the demand from population growth. With less than 1% residential vacancies for rental properties in most of Australia the housing shortage continues. If we don't at least match the demand for additional housing as the population grows, demand pressure will continue to push prices upwards. Any thoughts? 📈 REINZ April 2024 Market Update The latest data from The Real Estate Institute of New Zealand (REINZ) shows a positive lift in sales activity across most regions compared to April 2023, which was heavily affected by storms.
